Contract violations

Violations are formal records of contract breaches. Unlike penalties (which are financial), violations are documented facts. They build a history that can be used as grounds for penalties, contract termination, or legal proceedings.

Automatic violations

Overdue payment violations

The system automatically creates a violation record when a payment is overdue beyond the grace period defined in the contract. You don't need to do anything — the system tracks dates and creates violations with links to the specific overdue payments.

Manual violations

Not all violations can be detected automatically. For everything else — you create the record yourself:

How to record a violation

Go to Violations page

Open the property → Violations from the menu.

Create a new violation

Select the contract, set the date, severity level, and write a detailed description of what happened.

Attach evidence

Upload photos, videos, or documents proving the violation. Neighbor complaints, damage photos, timestamps — the more evidence, the stronger your position.

Link to penalty (optional)

If the violation warrants a financial penalty — create one from the Penalties section and reference this violation.

Severity levels

Minor Small infractions — late meter readings, minor noise. Usually a warning.
Major Significant breaches — property damage, repeated noise, unauthorized modifications. Grounds for a penalty.
Critical Severe violations — unauthorized subletting, illegal activity, major structural damage. Grounds for contract termination.
Tip: Violations build a history. Even if you don't charge a penalty for a minor violation, record it anyway. If the pattern repeats, you'll have documented evidence for escalation or contract termination.

Violations vs Penalties

Violation = documented fact

"On March 5th, the tenant caused noise after 22:00. Neighbor from apartment 12 complained." — this is a fact record.

Penalty = financial consequence

"Per clause 6.2 of the contract, a penalty of 200 UAH is applied for the noise violation." — this is the financial sanction based on the violation.
