Balance & reconciliation

The financial balance is your dashboard for the property's financial state. It shows how much the tenant owes (or has overpaid) at any given date — broken down by utilities, rent, and other items. You can also generate a reconciliation statement for any period.

Where to find

The balance block is on the main property page — right at the top. It shows three sections:

Utilities

Expense charges minus payments plus service provider adjustments. Shows utility debt.

Rent

Rental charges minus payments plus landlord-tenant adjustments. Shows rent debt.

Other

Penalties minus paid amounts, repair compensations. Shows additional debts and credits.

Balance date

By default, the balance is as of today. Change the date to see any historical state — useful for disputes.

Reconciliation statement

Click any balance amount to open the reconciliation — a detailed list of all charges and payments for the past year:

Opening balance

How much was owed at the start of the period.

Operations table

Every charge (debit) and payment (credit) listed by date with type icons.

Closing balance

Final balance after all operations. Green = overpaid, red = debt.

Print

The statement can be printed with one click. The printout includes landlordkeeper.com footer, date/time, and page numbers.

Debts popup

If there's a debt, a "Debts" button appears. Click to see all unpaid charges organized by type. Also printable.

Tip: Use the statement when the tenant questions a charge. Print and send via messages — both sides see the same numbers.
