9 Starting balances
Enter outstanding debts and prepayments for the tenant and service providers as of the go-live date — otherwise the history of payments and charges will be incomplete.
Why this matters
If you connect a property that was already rented out — on the go-live date you most likely have outstanding debts or prepayments in four scenarios:
- The tenant owes you for past periods (overdue rent, utilities, compensations).
- The tenant paid an advance or overpaid — the balance will be credited against future charges.
- You owe a service provider (electricity, water, gas, internet) for past periods.
- A service provider is holding your prepayment — it will reduce future invoices.
Landlord–tenant adjustments
The form lives in the property card → «Landlord–tenant adjustments» → «Add». Enter the amount, direction (tenant owes landlord / landlord owes tenant) and the date the debt refers to. Attach a supporting document if you have one. The tenant can later confirm the record from their side — then it becomes part of the shared balance automatically.
Service provider adjustments
The form lives in the property card → «Service provider adjustments» → «Add». Pick the provider, enter the amount, direction (landlord owes provider / provider owes landlord) and the date. Attach a scan of the statement or invoice if you have one. The adjustment is applied to the property balance immediately — it increases or decreases what you owe the provider on top of what the system calculates from meter readings.
For Developers: REST API
REST endpoints are available for integrations and bulk data imports. Both return the full created record — keep the `id` for follow-up operations (confirmation, document attachment).
